Investment Strategy

GHI’s investment emphasis focuses on harvesting tangible value embedded in a variety of business plan-driven and arbitrage strategies.

GHI’s operational strategy is to dedicate intense focus on a select number of properties at one time, thus ensuring our investment expectations come to a successful fruition. Our present portfolio is made up of three properties totaling approximately 1,850 rooms. They are unique hotels with diverse market opportunities, complex operating structures, multiple revenue streams, significant development potential and distinct ownership dynamics.

Leveraging its expertise and strong balance sheet, GHI plans on making selective, value added acquisitions in the near future while recycling capital through thoughtful and planned development and dispositions.

Key Principals

  • Core investments: Properties at unique locations with attractive valuations providing above average, sustainable yields and favorable long-term prospects

  • Value-added investments: Properties with upside potential through repositioning, conversion or redevelopment, where we can add value with our industry expertise and partner relationships

  • Opportunistic investments: Special situations where capital constraints or the markets at large prevent an operating partner from leveraging the full potential of an asset
